COLUMBUS, Ohio – A gravel parking lot in the Arena District is set to be transformed into a two-building, 242-unit apartment development after receiving approval from the Columbus Downtown Commission on September 22.

Nationwide Realty Investors, an affiliate of Nationwide Insurance, plans to construct the project, named One Twenty Vine, at what will be readdressed as 120 Vine St. The development will be located on the block between Kilbourne and Armstrong streets.

The two buildings will each rise seven stories, featuring five floors of wood construction atop a two-story podium. Plans for the first floor include apartments, a leasing office, a fitness center, and a resident lounge. The development will also provide 56 enclosed parking spaces and connect to the nearby Kilbourne Garage via a third-floor skywalk. Additionally, parking for 10 bicycles is included.

This project continues Nationwide Realty Investors’ redevelopment efforts on property formerly owned by Hamilton Parker. Last year, the company opened Two Twenty Vine, a 124-unit apartment building immediately west of the new site. One Twenty Vine and Two Twenty Vine are designed to frame a shared courtyard.

Brian Ellis of Nationwide Realty Investors informed the commission that the design accommodates a high-voltage utility line running through the site while preserving space for a pool deck and other outdoor gathering areas. He noted that the leasing office along Vine Street would offer direct views of the pool and courtyard, showcasing these amenities to prospective tenants.

Ellis also explained that designers utilized a split-level entrance along Armstrong Street to address the site’s changing grade, making the development appear six stories tall at one corner and seven at another. Exterior plans detail brick and stone trim on the lower portions of the buildings, with bronze-colored fiber cement panels and siding above.

The development aligns with the City of Columbus’ long-term goal of replacing downtown surface parking lots with denser housing. The city’s downtown plan prioritizes high-density residential projects to help reach a target of 40,000 downtown residents by 2040.

Commission member Bob Loversidge expressed his support for the project before the vote, stating, “I’m happy to see another parking lot going away.”

While the Columbus Downtown Commission’s approval clears the design review phase, the project still requires construction permits. Submitted materials do not currently include a construction timeline.
