OhioHealth has expanded its presence in northeast Columbus, Ohio, purchasing an 11-acre office property for $22.5 million at the Hamilton Quarter development near Westerville.

According to city records, the sale of the roughly 141,000-square-foot building closed on Aug. 16. The property sits directly adjacent to the former Big Lots corporate campus, which OhioHealth bought for $36 million last year. Combined, the two neighboring acquisitions total $58.5 million in real estate investments.

OhioHealth has not yet outlined specific plans for the newly acquired space or announced whether current tenants will remain in the building.

“While we have no immediate plans for the vacancy within the building, we are always looking for opportunities to bring high-quality healthcare closer to families,” an OhioHealth spokesperson said.

Columbus City Council is reviewing a proposed ordinance that would authorize the Columbus Department of Development to transfer an existing enterprise-zone agreement to OhioHealth. The tax agreement, originally made with seller HQ Office I LLC—an affiliate of the Daimler Group—provides a 75% property-tax abatement on real property improvements through 2032. That incentive was originally tied to a $19.2 million investment and a commitment to create 15 full-time jobs with $750,000 in payroll.

Columbus City Council previously approved rezoning the neighboring former Big Lots property to permit medical offices, outpatient services, and hospital-related uses. OhioHealth already operates the New Albany Medical Campus nearby, situated in the same corridor as an outpatient facility run by the Ohio State University Wexner Medical Center.

The purchase is part of a series of recent physical expansions by the healthcare system. In December, OhioHealth acquired the 130,000-square-foot Mill Run Innovation Center in Hilliard for $23 million. The health provider is also currently investing over $1 billion in construction projects across Riverside Methodist Hospital and Grant Medical Center.
