Work has officially begun on a new 150-unit affordable housing community in South Columbus, Columbus, Ohio. Developer The NRP Group recently broke ground on Stone Ridge at High Street, a two-building project taking shape on a 4.5-acre property at 45 W. Barthman Ave.

The five-story development will feature one-, two-, three-, and four-bedroom floor plans reserved for households earning up to 60% of the area median income. To better support larger families, roughly half of the apartments will offer three or four bedrooms, including 45 four-bedroom units.

The project is converting a long-vacant former industrial property into residential housing. Andrew Bailey, the Vice President of Ohio Development for The NRP Group, noted that redeveloping contaminated infill sites strengthens the surrounding community while filling a critical need for family-sized housing.

“When we can reutilize these infill sites that are typically contaminated, they need to be remediated,” Bailey said. “I think it helps the city in general, just the fabric across the city.”

Bailey added that focusing on larger floor plans addresses an area that is frequently neglected in standard multifamily developments, stating, “The emphasis on the family unit is really important. It’s something that gets overlooked a lot.”

Residents at Stone Ridge at High Street will have access to amenities such as a clubhouse, a multipurpose community room, landscaped courtyards, and a playground. Located near South High Street, the site offers public transit access and is close to downtown Columbus, German Village, the Brewery District, and Nationwide Children’s Hospital.

Construction on the complex is scheduled for completion in April 2028. The NRP Group has previously built several affordable and senior housing projects in the area, including Parsons Village Senior Apartments, the Residences at Career Gateway, and The Lofton.
